036 40x60x12 post-frame garage exterior with two-tone pole barn siding in Ash Gray and Red

036 (40’Wx60’Lx12’H)

036 40x60x12 multi-car garage

Most homeowners sizing a multi-car garage stop at three bays and a concrete floor. This owner pushed the footprint to 2,400 square feet, added a full attic floor above it, and wrapped the exterior in a two-tone pole barn color scheme that separates the eave and gable bands from the field panels. 036 40x60x12 is a post-frame garage built for the household that has outgrown every other storage solution: five overhead doors, two entry doors, two windows, 62 feet of sidelights letting daylight into the side walls, and an attic floor overhead for the gear that doesn’t belong on the main level.

Explore Building 036 40x60x12 post-frame garage

Start at the roofline. The Red Frontier Panel at a 4/12 pitch reads flatter from the eave side than from the gable end, and the 1-foot overhangs on all four sides give the profile a finished horizontal edge that a flush gable would lose. The two-tone pole barn scheme puts Ash Gray on the field panels and Red on the eave and gable bands, which means the color break follows the structural geometry of the building rather than splitting it arbitrarily. From the gable end, where the Red trim and Red gutters tie into the overhead doors, the exterior reads as one coordinated system rather than a color accent layered on top.

036 40x60x12 shows you what happens when the color decision gets made at the same time as the framing decision. The Red and Brite White trim running the gable returns connects to the downspout and gutter colors instead of fighting them. That kind of coordination is easier to plan before the steel goes on than to retrofit later.

Building Specifications

Five overhead doors on a single structure require more than just a larger footprint; it requires a framing plan that puts the load path where the openings are not. 036 40x60x12 uses 40-foot standard trusses spaced 4 feet on center, sized for snow load by code and design, carrying a 4/12 pitch across 40 Feet Wide x 60 Feet Long x 12 Feet High. The attic floor sits above the main span, adding usable storage overhead without changing the exterior profile. A 60-foot ridge vent runs the full length of the building to manage heat and moisture across that attic cavity. The roof is covered in 28-gauge Frontier Panel in Red, warranted for 50 years.

The walls carry the same 28-gauge Frontier Panel in Ash Gray with a two-tone pole barn treatment on the eave and gable bands in Red. Five overhead doors handle vehicle access: two 9×8 standard residential doors with Dutch corners, two 9×8 doors with four windows and Dutch corners, and one 10×10. Two 3068 9-lite entry doors serve as pedestrian access. Two 3×4 single-hung insulated windows with screens and grids add fixed daylight, while 62 feet of 2-foot sidelights run the eave wall. A 1-foot overhang wraps all four sides with White vinyl soffit, and Red seamless gutters and downspouts run 120 feet total in a 5K profile.

Frequently Asked Questions

How much usable space is in a 40×60 garage?

A 40×60 residential garage gives you 2,400 square feet on the main floor. Project 036 adds an attic floor above the main span, increasing total usable square footage well beyond what the footprint alone suggests.

Why doesn’t Pioneer publish a price for this build?

Pole barn cost depends too much on scope to publish a number. On Project 036, the attic floor, five overhead doors, 62 feet of sidelights, and two-tone siding treatment each move the quote independently.

What’s the point of sidelights on a pole barn garage?

Sidelights are fixed glazing set into the wall between the top of the siding and the eave line. On Project 036, 62 feet of 2-foot sidelights run the eave wall and bring consistent natural light into a 2,400-square-foot interior without adding operable windows.

Does Pioneer build large garages in the Mid-Atlantic?

Yes. Mid-Atlantic pole builders with Pioneer have completed more than 30,000 post-frame buildings across seven states since 1998, including large multi-car garages like Project 036 across PA, NJ, DE, MD, WV, VA, and NY.

Pricing & Financing Options

A 40×60 residential garage with five overhead doors doesn’t price like a standard two-bay build. 036 40x60x12 carries five garage doors across a 60-foot front and side wall, an attic floor over a 40-foot span, a 60-foot ridge vent, and 62 feet of sidelights on the eave wall. Each of those is a separate line item on the quote. The overhead door count alone changes the header framing at each opening, and the attic floor adds a structural decking system over trusses already sized for Pennsylvania-grade snow loads. Two-tone siding treatment on the eave and gable bands adds material handling time that a single-color build doesn’t carry.

The question a homeowner needs to answer before requesting a quote on a post-frame garage this size is how the attic floor will be used. A decked attic meant for storage is a different engineering conversation than a truss cavity left open. That answer, combined with door placement and whether the sidelights run one wall or both, drives the final scope. Mid-Atlantic pole builders at Pioneer price off actual scope. Final Thought

The decision worth borrowing from 036 40x60x12 isn’t the door count. It is the sidelight call. Most buyers designing a large post-frame garage allocate their glazing budget to operable windows on the end walls and leave the long eave wall dark. This owner ran 62 feet of 2-foot sidelights along the eave instead, trading a handful of operable windows for a continuous band of fixed glass that pulls daylight across the full depth of a 60-foot building. That is a different kind of light inside than what four scattered windows produce.

That decision changes what Pioneer frames at the eave line. Sidelights require a consistent horizontal rough opening held level across 62 linear feet of wall framing, which is a different tolerance than punching individual window bucks into stud bays. The attic floor above adds another coordination layer: the floor system has to land where it doesn’t interfere with the ridge vent or the overhead door headers below. None of that complexity is visible in the finished photos, but all of it is in the framing plan.

Mid-Atlantic pole builders at Pioneer have been coordinating builds like this across seven states since 1998, with more than 30,000 post-frame buildings completed. Project 036 is the kind of scope where that experience shows up before the first pole goes in the ground.

  1. THIS IS THE CLOSEST TO WHAT WE HAVE IN MIND THAT WE ARE LOOKING FOR. WE WOULD NOT NEED THE TWO GARAGE DOORS UP FRONT BUT WOULD LIKE THEM TO BE REPLACED WITH WINDOWS. THE FIRST PART WITH ENTRY DOOR AND WINDOWS WOULD BE OFFICE/APT SPACE. WOULD WANT BATHROOM AND A KITCHENETTE AND BEDROOM MAYBE AND THEN THE OTHER PART WITH GARAGE DOORS WOULD BE DIVIDED INTO MAYBE 2 SEPARATE ARES FOR WOODWORKING AND STORAGE SPACE. PLEASE SEND ME A ROUGH ESTIMATE FOR A PRICE POINT I UNDERSTAND THINGS WILL CHANGE AFTER DESIGN. WE LOVED YOUR WORK ON THE MESIMER’S GARAGE THAT YOU BUILT RIGHT AROUND THE CORNER FROM US.
